You can visit the Navajo County Recorders online data base for information regarding individual parcel information. However in most cases the property lines for each unit extend approximately 18" from the footprint of the home. There are two maps that you may use for general information located on the Maps Page.
Any change to the exterior of the property or the landscape requires the approval of the Board of Directors. Repairing or repainting with the same color does not require approval. Non Permanent improvements within 15 feet of the home do not require approval, however trees and large shrubs do require approval from the Board of Directors and a Blue Stake survey to ensure that utility lines will not be affected by the planting.

Yes, however the initial lease term must be a minimum of thirty days AND LESS THAN 90 DAYS IN A ONE YEAR PERIOD and you must notify the HOA using the Tenant Notification form located in the Forms section . The form must be completed and emailed to the secretary at pccv.secretary@gmail.com
We prefer that all plants be native to the area. The only things that cannot be planted are Juniper shrubs and Aspen trees.

The HOA clears the snow from the roads, and the driveways of all residents when there is 4" or more of snow.
In addition, the HOA provides a spring clean up to remove organic debris from the property and the roof of each unit as a fire prevention measure .
The fiscal year is, June 1, through May 31, the assessment is $856.00 annually. The annual statements will be mailed to the homeowner a minimum of 30 days before the due date .
